When Ivory Homes built the Union Woods Park neighborhood, they prioritized profit over practicality by constructing the roads out of compliance with Midvale City requirements. As a result, the roads in the HOA are private roads that must be maintained at the expense of the home owners. Since the roads are small, owners are encouraged to park in their garage and driveways to keep the streets clear for utility and emergency vehicles.

The management committee strives to keep the HOA roads in excellent condition and allocates the vast majority of HOA dues toward road maintenance initiatives.

The Union Woods Park HOA has a small common area with a playground. The HOA hires a landscaping service to keep the common area in good condition.
